Town of Queen Creek Building Safety (Development Services)

Inside the town limits, Queen Creek's Building Safety division issues residential building permits, and applications for development review can be submitted online. Since 1 April 2023, applications must be designed to the 2021 codes. Parcels in the surrounding unincorporated area, including those with a Queen Creek mailing address, are reviewed by Maricopa County or Pinal County instead.

Code edition: The Town of Queen Creek adopted the 2021 edition of the International codes with an effective date of 1 January 2023, and states that applications received from 1 April 2023 must be designed to the 2021 edition.
Two counties: The town describes Queen Creek as located in Maricopa and Pinal counties. It is bordered by Mesa to the north, Gilbert to the west, unincorporated San Tan Valley in Pinal County to the east, and San Tan Mountain Regional Park, run by Maricopa County, to the south.
Mailing address vs town limits: Queen Creek notes that homes in the 85212 and 85143 ZIP codes may carry a Queen Creek mailing address without being inside the town, that it serves only its incorporated area, and that its water service area differs from the town boundary.
Earth fissures: The town's earth-fissure page links fissures to land subsidence from heavy groundwater pumping. It records that in August 2005 a 1.5-mile fissure in unincorporated Maricopa County near Queen Creek reactivated after heavy rain, and points owners to the Arizona Geological Survey's fissure maps.
Sheds and ramadas: Queen Creek requires a permit for sheds, and for gazebos, pergolas or ramadas, once they exceed 200 square feet of total aggregate area on the site. The town says its list is not exhaustive and other work may need a permit too.
