Barndominium Builders in Chandler, Arizona

Within Chandler city limits, Building Safety reviews plans, issues permits and conducts building inspections. A free pre-technical review is now required before plans go in for a new building or a substantial addition. Unincorporated county islands inside the city's outline are permitted by Maricopa County's Planning and Development Department instead.

Tribal land: Chandler's planning documents list the Gila River Indian Community among the jurisdictions sharing the city's boundaries. On its land the Community's own government has jurisdiction, and neither city nor county permits reach it.

Detached buildings on residential lots
Chandler's chart of zoning rules for detached buildings in residential districts (rev. 1 January 2025) caps an accessory building at 15 feet high, measured to the mid-point of a pitched roof, and at 30% of the rear yard area. A detached accessory dwelling unit may not exceed 75% of the existing home's floor area or 1,000 square feet, whichever is less.

Chandler's FY 2021-2022 Annual Action Plan describes the city as about 65 square miles, sharing boundaries with Gilbert, Mesa, Phoenix, Tempe and the Gila River Indian Community, and says Chandler has reached its physical geographic limits except for a few remaining county islands.

Water supply designation
Chandler holds a 100-year Assured Water Supply Designation from the State of Arizona. The city says it renews the demonstration to the Arizona Department of Water Resources every ten years, showing long-term renewable supplies and the infrastructure to treat and deliver them.

Septic outside the sewer
On a parcel without sewer, Maricopa County Environmental Services reviews the septic system: a site and soils inspection, a Notice of Intent to Discharge application, then construction and discharge authorizations. The county says many building jurisdictions require its septic approval before they approve a building permit.
